Lowe called the meeting to order at 7:31 p.m. APPROVAL OF
AGENDA
Larry Fillinger made a motion to approve the agenda. Linda Manson-Dempsey seconded. Motion
carried 5-0. APPROVAL OF MINUTES Linda Manson-Dempsey motioned to approve the ZBA minutes from May 5, 2003. Larry Fillinger seconded. Motion carried 5-0. OLD

Case
#02-03 – Yenkel John Lowe asked Mr. Yenkel to summarize their request. Their initial request was denied due to addition being too close to the road. The proposed
addition will be 24’ x 32’ front to back.
Depth-wise the house is 26’ wide. front toward the road. The drawing shows the garage in line with the house but it isn’t. It’s in line with the barn. Dan Lowe expressed concern about entering the garage but it will be a side turn entrance on the south. The pitch on the addition will match the
house. letters from neighbors had been submitted and there have been none. John Lowe commented that currently the Yenkels’ home is non-conforming from the front setback and the 1000 square foot minimum home size and the addition being added to the existing living area will make it conforming to the ordinance. John Lowe suggested existing plans with changes be
initialed and a new copy with changes be drawn up and submitted. to approve ZBA Case #02-03, Roy and Jill Yenkel, seeking a variance to 801 F 3 A, front yard setback. In order to put the addition on the home they have the practical difficulty of the existing home that’s already in the front yard setback. There is a genuine practical difficulty because of where the existing home is located, which doesn’t result from their actions due to the house being built in the ‘50s. The variance will relate only to this piece of property that they have applied for which is in harmony with the general purpose and intent of that area in allowing them to improve the area by bringing the home up to the square footage requirements that the township now has on new homes. The Yenkels will draw up a new plan with initialed changes and return to the Township. Or Linda Manson-Dempsey made a motion to approve ZBA Case #02-03, Roy and Jill Yenkel, seeking a variance to 801 F 3 A, front yard setback. The existing home that was built in the ‘50s is located in the front yard setback, which poses practical difficulty. The variance will relate only to this piece of property that they have applied for which is in harmony with the general purpose and intent of that area in allowing them to improve the area by bringing the home up to the square footage requirements that the township now has on new homes.
