PUBLIC HEARING

Proposed Zoning Ordinance Amendment:

Single Family Cluster Housing Options

CALL TO ORDER

John Lowe called the Public Hearing to order at 7:16 p.m.

APPROVAL OF AGENDA

Dave Hamann motioned to approve the agenda. Debra Wiedman-Clawson 
seconded. Motion carried 4-0.

Mr. Ambrose presented a second revision for Single Family Cluster Housing 
Options. Four items amended in this revision include:

1. Page (1), item "2" was added. Also, language requiring a cluster project to 
have site plan approval was added.
2. Item 3.d. (RR, SR, and UR) was changed to be consistent with recent 
zoning amendments.
3. Item 6.a. added language that berms may be required by the Planning 
Commission providing that natural landscaping (vegetation) was not 
sufficient.
4. Item 9.a., the word "detached" was deleted.

John Lowe asked if the Planning Commission can regulate a proposal of this 
type which comes before them. Mr. Ambrose stated the Planning Commission 
would have the opportunity to recommend the developer make amendments to 
such site plans when they are presented for review.

CALL TO PUBLIC

None

Mr. Ambrose will make a few typing corrections to the document dated 
September 3, 2002 and send to the Planning Commission.

Dave Hamann motioned to adjourn at 7:35 p.m. Jean Root seconded. Motion 
carried 4-0.
